Advance reservations can be made with a $250.00 deposit. A specific site is not guaranteed with short term or seasonal reservations. 

Specific sites are only guaranteed with an annual reservation. There is a $26.50 US/$50 International fee for background checks on all annual guests. Balance is due and payable in full upon registration.

Cancellation policy: Refund of $200 less a $50 cancellation fee if notified prior to October 1, 2025. No refunds October 1, 2025 through April 30, 2026. For daily and weekly stays, a non-refundable one night’s deposit is required.

Rent paid is non-refundable after reservation start date. There are no refunds on unused rent, no pro-rating, or subleasing of sites. The unused, paid portions of any site rent may not be gifted, willed or transferred for the use of any other than the registered guest of said site.

Rental rates are based on occupancy of no more than two people per space and only one RV per space. Guests may visit a Resort resident for a period of not more than two weeks in any twelve-month period.

 Electricity is metered at $.19* kwh *subject to change per Salt River Project Electric Rates.

 Spacious 35’x 50’ sites with 30/50 AMP Service.

 Check-in time is 12:00 noon, check-out time is 11:00 a.m.

 Any RV over 10 years of age must have prior approval of management.

 Verizon and AT&T, and T-Mobile are the cell service providers in the community of Queen Valley.

 Internet & Phone Service can be obtained through Mediacom or Verizon.

 Cable TV is available for long-term stays by subscribing through Mediacom Cable.

 Mail service available. Individual locked mailboxes.

 Resort facilities are smoke free.

Any changes in rates, policies, and deposit refunds will be processed by Management in accordance with Resort policy.
